New office building at 154 Melbourne St sets new standards in sustainability
South Brisbane will soon boast its first Five Star Green Star office building, with the completion of 154 Melbourne on track for June 2009.
Developed by joint venture partners Michael Barakat, Raymond George and Pradella, 154 Melbourne is one of only seven buildings in Queensland to receive the coveted Five Star rating for Office Design from the Green Building Council of Australia, demonstrating Australian Excellence and aligning with South Brisbane’s aspirations as a green community.
With construction due for completion in June, the 11-level building is setting the standard for future development in the burgeoning South Brisbane precinct, which has long proclaimed its commitment to sustainability.
Offering 12,000sqm of A Grade high quality office accommodation, 154 Melbourne was developed with a strong focus on sustainability, incorporating leading edge sustainability features such as zoned lighting, water harvesting, water efficient fixtures and fittings and maximum use of natural light and ventilation.

154 Melbourne is now aiming to achieve the Five Star Green Star As Built certification, which would make it the only Queensland building to achieve the rating for both Office Design and As Built.
Pradella’s development manager Nick Hinton said the site for 154 Melbourne, just 800 metres from the CBD and within easy access of public transport services and pedestrian and cycle paths, provided the canvas upon which to shape the building.
“Once this was secured, our project team commenced detailed planning, with sustainability as the central pillar around which the design, structure, building materials and internal fixtures and fittings were agreed,” Mr Hinton said.
“With buildings such as 154 Melbourne, South Brisbane can proudly position itself as a vibrant business centre that values the contribution of sustainability to the delivery of long-term prospects for growth and prosperity.”
